Bayside City Council – Amendment C140 – Managing Growth in Neighbourhood Residential Zones
If implemented, the proposed C140 amendment will apply to the Bayside Neighbourhood Residential Zone covering up to 80 per cent of Bayside’s established suburbs. It may be important for you to understand the key changes and how they may affect you.
Some of the key changes proposed to the Neighbourhood Residential Zone include:
- Minimum lot size for subdivisions – 400m2 minimum lot size
- Increase minimum areas of permeability required from 20% to 35%
- Increase the minimum amount of private open space required
- Increase the rear setback requirement from 3m to 4m
Local residents, investors and developers should be aware of how these changes may impact future projects in the area. The proposed minimum lot size of 400m2 will restrict the number of new subdivided developments in the area making it necessary for investors and developments to acquire lots in excess of 800m2.
